“How much is rent in Accra?” depends almost entirely on where you look. The same two-bedroom apartment can cost GH₵5,000 a month in one part of the city and more than GH₵25,000 in another.
To give a straight answer, we went through the asking rents on our own monthly rental listings in November 2026: more than 100 homes across Greater Accra, with duplicates removed. Below are the typical prices by neighbourhood, what you get for the money, and how to budget for moving in.
Accra rent prices at a glance
Typical asking rent per month on ZeaHomes listings, November 2026. The ranges show where most listings fall, not the very cheapest or most expensive.
| Area | 1–2 bedrooms | 3+ bedrooms |
|---|---|---|
| Airport Residential Area | GH₵15,500 – 26,000 | GH₵25,500 – 35,000 |
| Cantonments | GH₵25,000 – 34,000 | Limited listings |
| Osu | GH₵11,000 – 25,500 | GH₵15,000 – 45,000 |
| East Legon | GH₵8,000 – 17,000 | GH₵14,000 – 31,000 |
| North Legon | GH₵10,500 – 12,000 | Around GH₵20,000 |
| Tse Addo | GH₵11,000 – 15,000 | GH₵14,500 – 23,000 |
| Dansoman | GH₵10,000 – 13,500 | Limited listings |
| Achimota | Limited listings | GH₵9,000 – 17,000 |
| Adenta, Oyarifa and Ayi Mensah | GH₵4,000 – 13,000 | GH₵6,500 – 16,000 |
One thing to keep in mind: more than half of these listings are furnished, which pushes the price up. An unfurnished home in the same area will usually cost noticeably less.
Airport Residential, Cantonments and Osu: the premium areas
Airport Residential Area and Cantonments are home to many of Accra’s embassies, international offices and the Airport City business district, close to Kotoka International Airport. They are the most expensive places to rent in the city.
Most rentals here are furnished apartments in gated blocks with security, backup power and, in many buildings, a pool or gym. A furnished two-bedroom typically costs GH₵17,000 to GH₵29,000 a month, and large family homes go well past that. On our listings, a four-bedroom house in Airport Residential was listed at GH₵64,000 a month.
Osu has a wider spread. It mixes older family houses with new apartment blocks, and it sits close to Oxford Street’s shops, restaurants and nightlife. You can find a two-bedroom for around GH₵11,000, while new furnished apartments cost as much as anything in Airport.
Best for: diplomats, expatriates, company lets and anyone who wants a short trip to Airport City, Ridge or the airport. Browse Airport Residential, Cantonments and Osu listings.
East Legon and North Legon: popular and well connected
East Legon has more rentals on ZeaHomes than any other area. It is popular with young professionals, families and returning Ghanaians, thanks to its restaurants, malls, international schools and the University of Ghana next door.
Prices vary a lot. A one-bedroom apartment starts at around GH₵6,000 a month, a furnished two-bedroom is usually GH₵12,000 to GH₵17,000, and larger houses go from about GH₵14,000 to over GH₵30,000. Traffic on the main roads at rush hour is the trade-off.
North Legon is quieter and a little cheaper, with two-bedroom apartments around GH₵10,500 to GH₵12,000 on our listings.
Best for: professionals and families who want a lively area without Airport prices. See all East Legon and North Legon rentals.
Adenta, Oyarifa and Ayi Mensah: the most space for your money
North-east of the city, towards Dodowa and Aburi, these areas have grown fast with new estates and family houses. They offer the best value on our listings: a two-bedroom apartment can be found for GH₵2,500 to GH₵4,500 a month, and three- or four-bedroom houses typically cost GH₵6,500 to GH₵16,000.
The trade-off is the commute. Getting into central Accra or Airport City can take a long time at peak hours, so test the journey before you commit. It is also worth asking about road access in the rainy season and how the property gets its water.
Best for: families who want more room, and anyone who works on the eastern side of the city. Browse Oyarifa, Adenta and Ayi Mensah.
Dansoman, Achimota, Tse Addo and Spintex
- Dansoman is a long-established residential area in west Accra. Two-bedroom apartments on our listings are mostly GH₵10,000 to GH₵13,500 a month. See Dansoman rentals.
- Achimota suits families, with three- and four-bedroom houses around GH₵9,000 to GH₵17,000 a month, close to the Achimota Mall and forest. See Achimota rentals.
- Tse Addo, near La and Teshie, has many furnished apartments, with two-bedrooms from around GH₵11,000 a month.
- Spintex and Sakumono, towards Tema, offer three- and four-bedroom houses from about GH₵13,000 a month in Sakumono, with furnished apartments on Spintex Road costing more.
What pushes rent up or down
When two homes in the same area have very different prices, it usually comes down to these:
- Furnishing. Furnished homes cost much more than unfurnished ones.
- Power and water. A generator or solar backup, a water tank or a borehole all add to the rent, and they are worth paying for.
- Security. Gated compounds and estates with security cost more.
- Road access. A home on a tarred road rents for more than one down a rough track.
- Age of the building. New builds with modern kitchens and bathrooms command higher rents.
How to budget for moving in
The monthly rent is only part of the cost. Most landlords ask for rent in advance, and under Ghana’s Rent Act the most they can demand on a long-term let is six months. Read our guide to rent advance in Ghana and the 6-month rule for the details.
For example, an apartment at GH₵8,000 a month means GH₵48,000 for six months before you get the keys. On top of that, allow for agent commission (ask about it before you view), moving costs and, for an unfurnished home, the basics such as curtains, a fridge and a gas cooker.
Tips for renting in Accra
- See the property before you pay. Visit in person, or ask for a live video call if you are abroad.
- Check the commute at rush hour. A 20-minute drive at midday can take over an hour at 7 am.
- Ask about water and power. Find out if there is a tank, a borehole, a prepaid meter or a generator.
- Confirm who you are paying. Make sure it is the owner or an agent the owner has authorised.
- Get it in writing. Sign a tenancy agreement and keep receipts for every payment.
